Highways converge on the canton, connecting it to the borders of Nicaragua and Panama in roughly four hours in either direction, making it a natural logistics platform. The territory is also crossed by railway lines, part of its historic transport infrastructure.

A study by Georgia Tech (Atlanta, USA) confirmed its advantages in geographic location, connectivity, topography, ecology, land availability, a growing logistics industry, and development incentives. In fact, nearly a dozen studies between 1977 and 2016 agreed in pointing to Orotina as a prime location in the country.

A warm, stable climate

With an average temperature of around 30 °C and an altitude of about 224 m above sea level, Orotina has a warm, consistent tropical climate. That favorable climate has made it one of the country's preferred areas for recreational and vacation developments.

A growing area, with services and attractions

Orotina combines the calm of a small town with services, commerce, and attractions such as the Villas Fantasía water park. It is a more accessible and quieter alternative than the beach towns, yet fully connected to them and to the capital.

Nature and character of its own

Lush tropical vegetation, nearby rivers, biodiversity, and an agricultural identity give the area an authentic character that adds value to any residential, tourism, or mixed-use project.

A note on the airport

Because of its location, topography, and altitude, Orotina has repeatedly been identified as the prime site for an international airport. The project has been discussed for decades and represents long-term appreciation potential, but its execution is not confirmed and is not part of the property's current valuation.
